Estoppel may be ordered from Homewisedocs.com. Once an offer is accepted for the purchase of the
property, the buyer will be required to complete the HOA Stipulation of Purchase form and provide a
legal form of identification confirming
the buyer’s age(s). If buyers are under 55 years of age, a
separate HOA Stipulation of
Purchase for Under 55 is required to
be completed. At least one buyer must be 55+. These forms can be obtained by emailing CascadesHOAManagement@gmail.com. Please email a copy of the completed form and a copy of the
potential buyer’s DL, or other legal form of ID, to: CascadesHOAManagement@gmail.com. In addition, please keep a copy of the completed form for
the title company to include in the closing package.
The HOA monthly assessment is $578 per month due on the first of each month as of January 1,
2026. In addition, there is a one-time Working Capital contribution, currently set at the equivalent of 3 months of
assessment ($1,734.00). This is not a prepayment of assessments. Home sale
processes do not go through the on-site HOA office.
The HOA dues include Spectrum Internet/Cable & Phone
(landline), Home security services, bulk landscape services, along with the costs for the maintenance of the common
amenities and facilities, including reserves.
Regarding the CDD, please visit: www.cascadesatgrovelandcdd.org The CDD is *not* part of the HOA monthly assessment. The CDD is paid through
property taxes. If anything is due at closing for the CDD, it will be pro-rated based on when the home closes, and
it will come out of the seller’s proceeds.
Section 5.11 Real
Estate Sales and Open Houses
A. For Sale, for Rent and for Lease signs must be placed on
the front of the home in an existing planting bed and shall comply with the guidelines and be approved by the
Community Manager. B. Open Houses are permitted within the Cascades of Groveland if the resident and real
estate agent contact the HOA office at the above email for prior approval. Please provide specific details about
your Open House(s), including property address, dates and times, how it will be publicized, and any other details
you have available. We request that you please provide at least one week notice for any Open Houses requested for
homes in our community. C. Under no condition is the homeowner or real estate agent to post a sign or notice with a
code that opens the gate.
You may not have any Open House signs throughout the Community or on the
roads leading up to the community (unless the signs are on the opposite side of the community on Wilson
Lake).
The Seller/homeowner must register guests or realtors/vendors
with the Welcome Center Main Gate Attendants via the association website noted above.
Signs cannot be larger than 12 x 18. “Fast Signs” has
the template. Realtor signs are only permitted inside planting beds closest to the home. Fast Signs can be

INFORMATION FOR BUYERS:
New owners should bring their Warranty Deed and a photo ID
to the Welcome Center (Main Entrance) to gain access to the community. If the new resident is arriving after
gate hours (gate is manned 7 am -7 pm 7 days a week), they should reach out to cascadesmemberservices@kwpmc.com
during office hours (9 am- 5 pm M-F) to arrange for a temporary gate code for access to the
community. Complete set up and access to all HOA and community systems
does take about 2-3 weeks for processing.
They should then proceed to the Magnolia House Concierge
Desk to pick up their Welcome Packet. A copy of the Warranty Deed (which we will take a copy for our files)
and photo ID will be needed to receive the packet. The packet includes important forms and information about
the community. Included in the packet is the form to request RFID stickers for the owner's cars. Two
stickers are provided at no cost; additional stickers are $25. A copy of the registration and insurance for
the vehicles is required to be submitted. Only residents will be provided with RFID
stickers.
Moving Vans and Storage Containers are permitted with
following restrictions: (1) A resident must be onsite whenever a moving/storage container is placed or removed;
(2) The HOA is not responsible for loss or damage of property stored in the container; (3) The HOA is not
responsible for damage caused by or placement or removal of the container and (4) the container may not be left on
the property for more than 14 days. The property owner is responsible for any damage to the HOA property
caused by the placement, use, or removal of the container. Container deliver and moving vans must
enter through the Welcome Center. The new owner can reach out to cascadesmemberservices@kwpmc.com or call
352/243-4501 to arrange for gate access for the moving company or with any other questions that the new owner
might have.
